Gibsonia is a census-designated place in Richland Township, about 6 miles and a 14-minute drive from our office by Perry Highway, Brown Road, Wexford Road and Gibsonia Road. Richland describes itself as semi-rural, with wooded hills, a 100-acre park and direct access to Routes 8 and 910 and the Pennsylvania Turnpike. A Gibsonia mailing address can also fall in Pine, Hampton, West Deer or Middlesex township, so we confirm the street first.
Gibsonia is a place of detached houses, many of them older. ACS estimates (2020–2024) show about half of the 1,194 housing units built before 1980, the 1950s as the largest decade at one in four, and 98 percent detached houses. The railroad shaped the village: Richland’s history notes a B&O grade said to be one of the steepest in the east, and an electric railway that reached Gibsonia in 1907 and ended in the early 1930s.
On older Gibsonia doors we often find extension springs, and DASMA says those need a safety cable through each spring; we look for one on every visit.

Landmarks that help us place an address include the Western Pennsylvania Model Railroad Museum on Lakeside Drive, the Northern Tier Regional Library on Dickey Road, Chatham’s Eden Hall campus and Richland Township Community Park on Sterling Drive. Road names such as Hardt, Ewalt, Meridian and Grubbs place an address better than a development name.
