Our office at 150 Lake Dr is inside Pine Township, so this is the ground we cover every day. Pine covers about 17 square miles in the north of Allegheny County, and its homes carry either a Wexford (15090) or a Gibsonia (15044) mailing address. The whole township is in the Pine-Richland School District.
Pine has the youngest housing in our service area. About three in four homes were built in 1990 or later, and more than a quarter in the 2010s (ACS 2020–2024), while the township’s own 2016 plan counts 958 housing units built from 2004 to 2013 and room for about 1,300 more in large subdivision plans. In houses this new, the calls we expect are balance drift, sensor alignment and cycle-worn springs rather than rusted hardware.
Newer does not mean maintenance-free. Door makers rate most springs at about 10,000 cycles, and Clopay counts the average door at roughly 1,500 cycles a year, so a busy household can reach a spring’s rating in around seven years.
